Unit 1153/7 Quarter Lane

Southport QLD 4215

This page brings together what Byrz holds about one address, and says where each piece came from. It is not a sale listing and it is not an inspection report.

The money

What buying this one would actually cost

The price is not the number you need. On top of it there is transfer duty to the state, a couple of registry fees, a conveyancer, and a building and pest inspection. All of it comes out of the same savings as your deposit, and most of it is due at settlement.

Byrz has no price for this home yet, and it will not invent one. Put in the price you are considering and it will work the costs out from that, and from nothing else.

A plain number, like 850000. Every figure on this card is worked out from it.

Cash you need on top of the deposit

  • Transfer dutyNot checked here
  • Title transfer registrationNot checked here
  • Legal and searchesNot checked here
  • Building and pestNot checked here

Put in a price and each of these fills in, with the duty worked out for your position and every figure labelled with who set it.

What each of these costs pays for

Transfer duty is a tax on the transaction itself, paid to the state, and on most purchases it is far larger than everything else combined. The registration fees pay the state titles office to record who owns the lot and who holds the mortgage over it. Conveyancing pays a person to read the contract, run the searches that tell you whether the property is affected by anything, and move the money on settlement day. Building and pest pays an inspector to walk the home before you are committed.

Why two of these are ranges, not rates

A published rate is set by a government, either applies to you or does not, and you can check it against the schedule yourself in a minute. A typical range is an observation Byrz has made about what people are charged, and nobody is bound by it. A page that mixes the two into one total without saying which is which has misled you by its shape, whatever its words said. Ring two conveyancers and find out what yours will be.

Why none of this can go on the loan

A lender lends against the property, not against the cost of buying it, so none of these charges can be added to the loan. They come out of the same savings you were going to put down, and they come out first. That means the price you can reach is not your savings divided by a deposit percentage: it is your savings, minus all of this, divided by a deposit percentage. People find this out at the wrong end, usually a week before settlement.

What Byrz cannot know about this home

Byrz does not put a price on any home. Every figure here is worked out from one price: the one this listing states, or the one you put in yourself, and the card says which. Byrz does not know your savings, so it shows reference deposits rather than your position. It does not decide whether a concession applies to you: the state revenue office does that, on the transfer, and a conveyancer will tell you where you stand before you sign.

The basics

We do not hold details for this home yet

We have this address in our records, but nothing about the home itself. That is common: most of what we hold arrives when a home is listed for sale.

Save this home and Byrz keeps watching it for you: price changes, and when the listing sells, goes under contract, is pulled or comes back.

Every line on this page says who told us. If one of them is wrong, tell us which and we will look at it. Naming the exact line helps, and the link on each one does that for you.

This is my home, and I want this page gone

You can ask us to take this page down. We will remove it from Byrz and from our sitemap. Search engines keep their own copies for a while, so it can take them longer to catch up.
