How Byrz decides who your broker is

A mortgage broker is the person who takes your situation to the lenders, works out what you can borrow, and puts your loan application in for you. Most buyers use one, and for most buyers the broker costs nothing: the lender pays them when the loan settles.
Because a broker only gets paid when a loan settles, buyers are worth money to brokers. That is the uncomfortable fact underneath this page. Any website that sits between you and a broker is in a position to decide which broker you end up with, and to be paid for deciding it.
So Byrz writes the decision down instead of making it quietly. Below is the rule Byrz follows about who your broker is. It is the same rule for everyone, it is enforced by the product and not by good intentions, and it has a version number so you can tell when it changes.
Rule 1
If you already have a broker, they stay your broker
If a broker referred you to Byrz, or you have connected a broker to your Byrz account, Byrz will not put a different broker in front of you.
There are two ways this happens. A broker can send you to Byrz using their own link, in which case Byrz records that they introduced you. Or you can connect a broker yourself, either by choosing one from the Byrz directory or by inviting your own.
Either way, Byrz treats you as that broker's client. It does not advertise other brokers to you, it does not email you about switching, and it does not quietly add you to a list somebody pays for.
Your broker does get told when you do things that matter to them, like getting your finance position verified, because that is what they are there for. They do not get to watch you browse. Which homes you look at, save or compare is yours, and Byrz does not send it to them.
You are never locked in. If you would rather work with someone else, you can change your broker at any time from your account, and Byrz will not ask the old one for permission.
Rule 2
If you do not have a broker, you get a choice, in the open
A buyer with no broker attached is offered a panel of brokers, and the panel's membership and the order it is shown in are published, not decided case by case.
Today this is a rule waiting for something to apply to. Byrz does not arrange loans, holds no credit licence, and has no panel. If you have no broker, Byrz points you at its broker directory and that is all that happens.
The rule is published now anyway, before there is a panel, because a rule written afterwards is a rule written to suit whatever already happened.
When there is a panel, this is what Byrz commits to. Who is on it will be published on this page. The order brokers are shown in will be published too, so it can be checked rather than believed.
One part of that deserves saying out loud rather than burying. Byrz may one day have a broker of its own. If that ever happens, that broker goes last in the rotation, and is labelled on screen as being part of Byrz, so you always know when the website recommending a broker is recommending itself. Byrz has no such broker today.
Rule 3
Only you can change who your broker is
Who your broker is changes only when you do something deliberate: sign up through a broker's link, choose a broker from the Byrz directory, or invite your own broker.
Nothing you do while looking around changes it. Not the homes you view, not the searches you run, not the properties you save or compare, not sending an enquiry, and not which agent happens to be selling the home you clicked on.
One case is worth spelling out, because it is the one people assume works the other way. If a broker sends you an invitation to connect, accepting it does not by itself make them the broker on your loan. It opens a conversation with them. You still have to choose them, and until you do, Byrz treats you as having no broker.
This matters more than it sounds. The easiest way for a website to take a buyer off a broker is to decide that some ordinary bit of browsing counted as choosing. Byrz cannot do that here, because the rule is a piece of code that is only ever handed two things: who introduced you, and which broker is on your loan application. Nothing about your browsing is in reach of it.
If you do change brokers, you change it. Byrz does not do it for you, and it does not happen because of something you clicked.
Check us, do not trust us
A promise you cannot test is not worth much. Here is how to tell whether Byrz is actually keeping this one.
Look at what your account says
Your account shows who introduced you and which broker is connected to you. If it names anyone you did not choose, that is a fault, and it is one you can see for yourself.
Watch what arrives after you connect a broker
Once you have a broker, Byrz should never send you another broker's name. If it does, the rule on this page has been broken and you can hold us to it.
Check the version
This page carries a version number and a date. If the rule changes, the version changes with it. A page that quietly says something different from what it said last month is not a rule, it is marketing.
You can see who Byrz has recorded against your account, and change your broker, on your My Team page. If you do not have a broker and want one, the broker directory is open to you whether or not anyone referred you.
What this rule does not cover
Byrz cannot tell whether the broker who referred you is the same firm as the broker you later connected. The referral record and the broker's account on Byrz are separate things and are not linked. So when you have a broker connected, Byrz goes by that and stops mentioning the referral, rather than guessing that the two are the same business or that they are different ones.
A referral is recorded on your very first visit, and it is never changed afterwards. That cuts both ways and brokers should know it. It means nobody can overwrite your broker by getting you to click a different link later. It also means that if you found Byrz on your own and signed up, and only afterwards clicked your broker's link, the referral is not recorded at all, and you would need to connect that broker yourself for Byrz to know about them.
This rule is about brokers and finance. It does not cover real estate agents, conveyancers or anyone else you deal with while buying. They have their own arrangements and their own pages.
