The home is on the market and the agent is taking offers.
The agent has not published a price. Sites sort homes like this into price brackets using estimates, so it can appear under the wrong bracket here or on other sites.
What this price wording means
It is the agent's own wording for what the seller is asking, printed as they wrote it. Byrz does not turn it into a figure of its own, and it is neither a valuation nor what the home will sell for.

The fact that I have stayed with them so long is testimony to the great service they have provided me over this 19 year period. During the recent sale of my property at North Lakes the service and support both Linda and Carlos provided me was typical of the high standard I was use to - achieving an excellent sales result in the process. I have found both Linda and Carlos to be honest, straight talking with a high degree of integrity which are traits very rarely found with realestate agents I have dealt with in the past. Due to my long association with Linda and Carlos I have found that I am treated more like an extended family member than a client and I feel privileged to be associated with them. https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/7-samson-street-north-lakes-ab1y75 A decade long relationship culminating in a purchase As a long term tenant for over a decade the team at LJG were friendly, professional and prompt. When given the opportunity to purchase the property they guided us through the process, minimising the back and forth with the vendor for a great result. We can't recommend the LJG team enough. Verified by RateMyAgent https://www.ratemyagent.com.au//real-estate-agent/linda-debello/reviews/7-samson-street-north-lakes-ab1y3w Extremely professional agents. Excellent correspondence with the Debellos . Everything I have requested , has been dealt with swiftly. I have considerable respect, for their professionalism, and I would highly recommend their services to anybody. My journey them, has been very pleasant and stress free.I am very thankful to them, and I look forward to my future dealings with them. https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/32-musgrave-st-north-lakes-aail7o The personal touch AGENT It truly saddens my wife and I that our relationship with L J Gilland (Linda and Carlos) is coming to an end after a 12 year wonderful relationship. We had hassle free investment for the entire time while our home was in their most capable hands. Any repairs would be handled by Carlos very quick and efficiently. During the sale, Linda worked relentlessly with only one aim in mind, to sell our home for the best possible price and as soon as possible. We are so proud to have been associated with Linda and Carlos especially through our recent events that have led to the sale of our home. With nothing but our best interests at heart they managed to alleviate a huge burden on us in record time (within a week). Thank you for being in our life and all the fond memories associated with it. https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/32-musgrave-st-north-lakes-aail7o Honesty and transparency Linda and Carlos are honest people. They delivered all their promises and their evaluation of the market was realistic and my purchase was smooth. The property was tenants prior to my purchase. Linda and Carlos are managing the property for me and they were on top of all the maintenance and rental matters. I am privileged to have them looking after my investment. https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/19-eaton-cl-north-lakes-aaj14y Fantastic people to deal with Vendor Review - Recommended by Ian_C Fantastic people to deal with - Looked after my property for around 14 yrs - Never any problems. Carlos cared for my property as it was his own. I gave them both the task to get it sold and they did, cannot fault their endeavour. Great team. https://www.ratemyagent.com.au/real-estate-agent/lj-gilland-real-estate/reviews/12-may-st-mango-hill-aafxwk Great communication throughout. Carlos was great, always available to ask and answer questions. Nothing was too much trouble, even after hours. Always returned my calls or text. https://www.ratemyagent.com.au/real-estate-agent/lj-gilland-real-estate/reviews/12-may-st-mango-hill-aag2go Linda & Carlos @ L J Gilland real estate agents have #managed our #investment #property from new since 2004. During which time they have always maintained full occupancy with trouble free tenants, whilst attaining best rental returns for the area. All maintenance issues were always dealt with promptly by Carlos with minimum of ease for us. Having decided to sell the property early last year Linda & Carlos were without doubt the obvious agents to market and sell the property for us. Within weeks they had a buyer and sealed the best price during the current market conditions for that area at that time. Thanks again Linda & Carlos. https://www.ratemyagent.com.au/real-estate-agent/lj-gilland-real-estate/reviews/23-amity-drive-rothwell-aage8u There is no words to describe how amazing Linda's Team are with looking after Clients:- I have had Linda and Co, as property managers for 21 years, and I am so very pleased to say they have been outstanding. Linda and her Team have guided me through the real estate world as the professional, caring people that they are and I have come to trust 'to the moon and back'. Not only have they helped me on more than one occasion and I trusted their knowledge of the property world. I have not been disappointed. Not only are they there for the landlord but they have the tenants interest too. Selling and buying property is a very big moment in people's lives and Linda has made the sale of my property from beginning to settlement so easy and no question was a trouble. In a way I am sad that my dealings with Linda and the Team professionally hass come to a close. I feel that Linda is part of the family we have shared many events in our lives with each other. I wish them all the best in the future, but I know that won't be necessary as they are amazing. https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/21-hansford-st-north-lakes-aazmif?profileType=Individual&profileCode=cp733 https://www.ratemyagent.com.au/real-estate-agent/linda-debello/reviews/21-hansford-st-north-lakes-ab0l5x?profileType=Individual&profileCode=cp733

A feature that is not listed here may still be there.
Has anyone checked these features?
No. Each one is something a listing or an agent said the home has, written down and passed on. Nobody from Byrz has been inside to confirm any of it, so treat the list as claims to check at an inspection rather than as findings.
How buying a home actually works
Buying a home is the same few steps every time.
What each step involves
Here they are in the order they actually happen, so you can see where reading this page fits in.
- Find out what you can borrow. Do this before you fall in love with a home. A lender or a mortgage broker works out how big a loan you could get, and that ceiling decides which homes are worth your Saturdays. It is called pre-approval, it is not a loan and it is not a promise, and asking for one costs you nothing.
- Go and stand in a few. Photographs flatter every home ever listed. An open home is free, nobody books you in, and you can leave after two minutes. Walking through five homes in one suburb teaches you what your money buys there, which is the thing no website can tell you.
- Pay somebody to check the home, and somebody to read the contract. A building and pest inspector finds what the photographs left out. A conveyancer or a solicitor reads the contract, which is the part that decides what happens if something goes wrong, and it is written before you ever see it. Both cost money, both are cheaper than what they find, and both happen before you sign rather than after.
- Then you make an offer, or you bid. An offer can usually be made subject to your finance and to the inspection, so you have a way out if either falls over. An auction sale usually has no cooling off period, so at an auction everything above has to be done before you raise your hand. After that comes settlement, which is a month or two of paperwork your conveyancer runs, and then the keys are yours.
You do not need an account for any of that. It does take months, though, and the homes you are weighing up will move while you are working through it.
Save this home and Byrz keeps watching it for you: price changes, and when the listing sells, goes under contract, is pulled or comes back.
Start watching this homeAuction
If this home goes to auction, you can register to bid and follow your own registration here.
The money
What buying this one would actually cost
The price is not the number you need: transfer duty, registry fees, a conveyancer and a building and pest inspection all come out of the same savings as your deposit, and Byrz works them out only from a price this listing states or one you put in, never one it invented.
Cash you need on top of the deposit
- Transfer dutyNot checked here
- Title transfer registrationNot checked here
- Legal and searchesNot checked here
- Building and pestNot checked here
Put in a price and each of these fills in, with the duty worked out for your position and every figure labelled with who set it.
What each of these costs pays for
Transfer duty is a tax on the transaction itself, paid to the state, and on most purchases it is far larger than everything else combined. The registration fees pay the state titles office to record who owns the lot and who holds the mortgage over it. Conveyancing pays a person to read the contract, run the searches that tell you whether the property is affected by anything, and move the money on settlement day. Building and pest pays an inspector to walk the home before you are committed.
Why two of these are ranges, not rates
A published rate is set by a government, either applies to you or does not, and you can check it against the schedule yourself in a minute. A typical range is an observation Byrz has made about what people are charged, and nobody is bound by it. A page that mixes the two into one total without saying which is which has misled you by its shape, whatever its words said. Ring two conveyancers and find out what yours will be.
Why none of this can go on the loan
A lender lends against the property, not against the cost of buying it, so none of these charges can be added to the loan. They come out of the same savings you were going to put down, and they come out first. That means the price you can reach is not your savings divided by a deposit percentage: it is your savings, minus all of this, divided by a deposit percentage. People find this out at the wrong end, usually a week before settlement.
What Byrz cannot know about this home
Byrz does not put a price on any home. Every figure here is worked out from one price: the one this listing states, or the one you put in yourself, and the card says which. Byrz does not know your savings, so it shows reference deposits rather than your position. It does not decide whether a concession applies to you: the state revenue office does that, on the transfer, and a conveyancer will tell you where you stand before you sign.
What it costs to rent around here
Median weekly rent means the middle price.
These figures are for the whole area, not this home, so they are a guide to what renting nearby costs, not a price for this address.

These are homes in this suburb that actually sold, and what they sold for, taken from the sale campaigns Byrz records. They are a snapshot as at the date shown, not a live feed, and they are not every sale in the suburb. This is not a valuation and Byrz does not give one: no figure here is about a home you are looking at. A licensed valuer or the selling agent is who to ask about a particular home.
Why a sold price is not an asking price
A sold price is different from an asking price. An asking price is what a seller hoped for, and a sold price is what a buyer actually paid, which makes recorded sales the plainest way to get a feel for a suburb.
Where these sales come from
Each linked sale opens that home's own records page, which shows what is held about it and where each piece came from.

Sold prices are as reported by agency and portal feeds. Condition is read by Byrz from the photos it holds for each home, so it describes the home now rather than the day it sold.
These are homes near this one that actually sold, with what they sold for. We show you how each one differed, so you can see what is driving the price. This is not a valuation and Byrz does not give one. A licensed valuer or the selling agent is who to ask about this home's price.
How did Byrz choose and compare these sales?
Sold prices are the most honest signal in property: they are what someone actually paid, not what someone hoped. Look at how each home differs from this one, because those differences are what moves the number.
Byrz's software chose these sales by looking for homes like this one, and read the condition of each from the photos Byrz holds for that home. It can get both of those wrong: a home on this list may not be a fair comparison, and a reading taken from photos is not an inspection. The condition reading is how Byrz reads that home now, not how it looked on the day it sold. This is not a valuation and Byrz does not give one. A licensed valuer or the selling agent is who to ask about this home's price.
Reported crime
This figure describes the area around this home, not this home itself and not the people who live in it.
6,261 offences per 100,000 people
Reported in the Mango Hill North Lakes police division, 12 months to July 2026.
Recorded offences per 100,000 people
- Offences Against the Person640
- Offences Against Property3,595
- Other Offences2,026
| Offence category | Rate per 100,000 people |
|---|---|
| Offences Against the Person | 640 |
| Offences Against Property | 3,595 |
| Other Offences | 2,026 |
The three category totals cover every offence the service records. The offences named under them are part of those categories and are already counted in them, so adding all of these numbers together would count the same offences twice.
Offences recorded across a police division. Police divisions do not align to suburbs or local government areas. This describes an area, not any particular home. The figure is for the Mango Hill North Lakes police division, the area the Queensland Police Service reports on. A police division follows police boundaries, not suburb boundaries, so it can take in several suburbs or parts of them. The rate adds the three offence categories the service publishes and counts recorded offences over a year for every 100,000 people in the division.
How a rate per 100,000 works
A rate per 100,000 people makes areas of different sizes fair to compare, because it works as if every area had the same number of people living in it.
How this area scores with the ABS
These scores describe the area around this home, not this home itself and not the people who live in it.
Scores for the North Lakes area, from the 2021 Census.
- Disadvantage
- 7 out of 10 across Australia
- Advantage and disadvantage
- 7 out of 10 across Australia
- Economic resources
- 8 out of 10 across Australia
- Education and occupation
- 7 out of 10 across Australia
This one is about disadvantage only. A decile of 1 means the area is among the most disadvantaged tenth of areas, counting things like low income, unemployment and homes without a car. A decile of 10 means it has few of those things. A high score does not mean an area is wealthy, only that it has little measured disadvantage.
This one counts advantage and disadvantage together, so it sits on one scale. A decile of 1 means the area has a lot of measured disadvantage and little advantage, and a decile of 10 means the opposite.
This one is about income and housing costs, and it leaves out education and job type on purpose. A decile of 1 means households in the area have relatively fewer economic resources, and a decile of 10 means they have relatively more.
This one is only about how much education people have and what kinds of jobs they do. A decile of 10 means the area has a lot of people with higher qualifications and skilled jobs. It says nothing about income.
SEIFA describes the area, not the people or households in it. These indexes are computed by the Australian Bureau of Statistics for North Lakes, the statistical area this suburb sits in. A statistical area is a Bureau region of a few thousand people, so it can take in more than one suburb. A decile places the area against every other area in Australia: 1 means the lowest tenth on that index and 10 means the highest tenth.
What do these scores actually measure?
SEIFA is how the Australian Bureau of Statistics compares areas. Every area in Australia gets a score from 1 to 10, and the score describes the area as a whole, not any one household in it.

Sellers cutting their asking price: The cut shown is the middle one: half the sellers who dropped their price cut it by less than this and half by more. It compares one advertised price with the next, so it says nothing about what any home finally sold for.
Time to sell (sold campaigns only): This is worked out from the 248 sales where Byrz saw both the day the home was listed and the day it sold. Another 147 listings in this suburb, 37.2% of them, stopped being advertised without a recorded sale, and Byrz has no reliable end date for those, so they are left out. Homes that take a long time to sell are the ones most likely to be pulled from the market, so the real wait in this suburb is probably a little longer than the figure shown.
These figures describe a suburb over the period shown, using listings Byrz has observed. They do not describe any particular home, they cannot tell you what any home will sell for, and they are not a valuation and Byrz does not give one.
What these percentages are out of
Byrz does not see every listing in Australia, so these figures describe the listings it did see in this suburb. Each one is a share of that group over a single period, never a count compared from one period to the next, because a change in how many listings Byrz sees would otherwise look like a change in the market.

Boundaries and datasets change, and a mapped risk describes the mapped area, not the state of any building on it. Before relying on one of these records, check it against the council's or the custodian's own tools for this address.
What is a planning overlay?
An overlay is an extra rule a council puts on an area of land, on top of the normal zoning. If a home sits inside one, it means the council looks at certain plans more closely, like building near a waterway or changing an older character home. An overlay does not stop you buying the home.
What is a school catchment?
A state school catchment is the area a school takes its enrolments from, so a home inside one is generally entitled to a place at that school. Catchments are redrawn from time to time and there are exceptions, so confirm with the school or the education department before relying on one. Non-government schools set their own enrolment rules, which is why only state catchments appear here.
What is a lot and plan number?
It is how the state land registry names the piece of land an address is recorded against, and it is what a title search, a council enquiry or a conveyancer will ask you for. It describes the land, not the building on it: every unit in a block shares one plan, and a single parcel can hold more than one home. Where a land size is shown beside it, Byrz measured that from the boundary the registry publishes, because no state publishes the area itself.

These figures matter if you are thinking about renting this home out rather than living in it. If you are buying somewhere to live, you can skip this part.
- Estimated rent
$636 a week
What someone thinks this home could rent for each week. Nobody is paying this. It is an opinion about what a tenant would pay.
- Yearly running costs
$636 a year
Roughly what it costs to own this place for a year, before any loan repayments. It is the whole yearly bill: council rates, water, insurance, repairs, and body corporate fees if there are any.

One of these looks wrongByrz does not yet hold: a past sale price.
- No past sale price on file
- We do not have a past sale price for this home. That can mean it has never sold, or simply that we do not have it.

Based on Australian Bureau of Statistics data
SEIFA describes the area, not the people or households in it. These indexes are computed by the Australian Bureau of Statistics for North Lakes, the statistical area this suburb sits in. A statistical area is a Bureau region of a few thousand people, so it can take in more than one suburb. A decile places the area against every other area in Australia: 1 means the lowest tenth on that index and 10 means the highest tenth.

Catchments for the year shown. Being in catchment is an eligibility condition, not a guaranteed place: schools with an Enrolment Management Plan have capacity limits. EdMap is authoritative. Non-state schools do not have catchments.

These figures describe a suburb over the period shown, using listings Byrz has observed. They do not describe any particular home, they cannot tell you what any home will sell for, and they are not a valuation and Byrz does not give one.
