The mix of homes currently for sale in this suburb, as a share of the listings Byrz can see. This is the single most useful thing to read before any suburb price figure, because houses and units sell for very different prices: a suburb that is mostly apartments and a suburb that is mostly houses will show very different typical prices even if the homes themselves are similar. It is the closest thing to a measure of how much room there is to negotiate. A high share means sellers here are having to come down to meet buyers; a low share means they are holding firm, and a low offer is more likely to be refused. Homes that have already sold are not counted, because Byrz sees them for only part of the period and they would pull the figure down for the wrong reason.
