The mix of homes currently for sale in this suburb, as a share of the listings Byrz can see. The share of homes that have been advertised for sale in this suburb over the last three months and are still listed, where the seller lowered the advertised price at least once, and the typical size of that cut. It is the closest thing to a measure of how much room there is to negotiate. A high share means sellers here are having to come down to meet buyers; a low share means they are holding firm, and a low offer is more likely to be refused. Homes that have already sold are not counted, because Byrz sees them for only part of the period and they would pull the figure down for the wrong reason.
